FCC Construccion present at the presentation of the "I observatory of housing in Spain"

The Construction area of the FCC Group was present at the presentation of the I housing observatory in Spain. The event took place on June 19, and had important personalities from the political and real estate sector, the deputy general director of policies and housing aid of the Ministry of Development, the CEO Century 21, the President of APCE (Association of Promoters and Builders of Spain), General Director of Housing and Rehabilitation of the Community of Madrid as well as the director of macroeconomics and financial markets of CaixaBank.

In the study are reflected as the main conclusions of the market, that 88% of citizens who have been looking for a home over the last year prefer to live in a house that is their property. There are two main motivations that respondents express to prefer a home ownership: the creation of a home, for 49%, especially for people between 18 and 49, and as an investment for the future, for 47%, mostly among those over 50 years old.

The study also suggests the gap between the supply of housing and demand by analyzing different aspects. Thus, according to the typology of the house, while 72% of the real estate offer in Spain corresponds to flats located in buildings, the demand reaches 78%. On the other hand, there is a surplus of supply in single-family homes (28%), where demand reaches 22%.

This difference is even greater if what is sought are second-hand housing that does not require reform, whose offer reaches 76%, while the plaintiffs only reach 54%, that is, 22 percentage points less.

As for new homes, there is also an imbalance, since 25% of the participants in the study have searched or are looking for a house without brand new, compared to an offer that is only 8.4%.
