The Vallcarca Next project is presented at the Garraf Regional Council

OUA and FCC have presented the Vallcarca Next proposal to the Garraf Regional Council. Architect Jordi Artigas attended on behalf of OUA and Ramón Gras attended on behalf of the urban analysis consultancy Aretian.

Ramón Gras gave an introduction to the project, putting the innovation district proposal proposed for Vallcarca in relation to other international examples, and to the specific needs of this type of district, to ensure its success. For his part, Jordi Artigas presented the specific Vallcarca Next project, highlighting the social, environmental, economic and opportunity aspects of the project.


 

The project provides for the coexistence of economic activity uses, focused especially on the audiovisual and university sectors, together with housing uses, among which 500 officially protected homes, and 200 university residence places.

The project also plans to recover the Vallcarca stream, which today passes piped under the factory, and recover more than 20 hectares for the Garraf park.

 

 

It is expected to begin the process of the urban project during 2024, and to begin the urbanization works at the end of 2026.

The urban regeneration and development project of a technological district in Vallcarca (Sitges) receives strong social support according to a survey carried out by the local media Eco de Sitges. More than 65% of those surveyed show clear support for the development of the project. More than 25% of those surveyed are very much in favor of the development project, along with 40% of those surveyed who show strong support for being quite in favor of the project.

The Vallcarca factory is destined to become a technological city that will host companies in the sector, sets for audiovisual filming, a university campus and housing, among which at least 40% will have some type of protection and will be officially protected.

The broad social support of the project is key to continuing to attract talent, people and companies to it.

The Vallcarca project will generate more than 4,420 jobs and 315 million euros in Catalonia, according to a socioeconomic impact study prepared by the consulting firm Deloitte. For the local economy of the municipality of Sitges, the development of the project would generate an impact of around 115 million euros and 2,420 jobs derived from the activities of companies, located outside of Sitges, suppliers of goods and services to companies in Vallcarca, or workers who reside abroad, among others.

By activities, industrial activity in Vallcarca would be made up of companies in the ICT and audiovisual sectors, as tractor sectors, as well as other complementary activities. Due to the sector mix of the companies in the park and the current business fabric of Sitges, it can be expected that much of the activity would be new in the area and even in Catalonia. In Catalonia, as a result of the new industrial activity, 295 million euros in added value could be reached and 3,875 jobs could be supported. In turn, it is estimated that a third of the total impact could remain in Sitges and two thirds in the rest of the region.
